General Janitorial
Dusting, disinfecting wipe-downs, vacuuming, mopping and trash by trained nightly teams, with a Day porter keeping the building up through the workday.
Chapter 01
The empty dispenser at ten in the morning
A nightly clean can be done well and still leave a building looking neglected by ten the next morning. The failure is the gap between visits. A restroom runs out of toilet paper at midday, a spill in the lobby sits through lunch, the cafeteria collects what the lunch crowd leaves behind, and the people who walk in at nine remember none of the careful work done the night before.
The second failure is a scope that was never settled. Every facility has its own traffic, its own messes and its own rooms that matter most, and a cleaning program copied from another building will miss them. General janitorial covers dusting, standard wiping with disinfectant, vacuuming, mopping and trash disposal. Those basics hold a building together, but on their own they may not be enough, which is why the program begins with a conversation instead of a checklist.
The stakes also change with the building. An office, a clinic and a campus all need the same basics done, and they do not tolerate the same gaps.

Nightly teams, a Day porter, and a scope agreed in advance
Before service starts, OctoClean meets with you to gauge what kind of maintenance the facility needs. From that meeting the scope is written, and it can change: the program is modified and added to as the building shows what it needs. Customer onboarding takes about two weeks from a signed contract.
Then the nightly team takes over. Trained crews dust, wipe surfaces with disinfectant, vacuum, mop and take out the trash on the schedule you agreed. The franchise owner who runs your account wears a photo ID badge, locks up when the work is done and sets the alarm, and background checks are available on request.
Day porter service fills the daytime gap. A Day porter handles daily upkeep in high traffic areas such as lobbies, restrooms and cafeterias, keeping them stocked and dealing with spills as they happen, and is coordinated with the support team through the workday. A Day porter does not replace scheduled janitorial service. The two work together, with the porter keeping the building right between visits. Facilities with heavy traffic, or operations that routinely leave messes, gain the most.
Chapter 03
What to watch between visits, and who answers when it slips
Between visits, the signs worth watching are the ones building staff notice first: restrooms that need restocking, entries that take the most traffic, rooms whose use has changed since the scope was set. When use changes, the scope should change with it. General janitorial often works best bundled with floor care, carpet care and window care, and the program is reviewed as those needs come up.
When something does slip, tell the support team. Calls and emails are documented as service tickets, each facility gets its own custom email group, and customer service is available Monday through Thursday 8:00 am to 5:00 pm and Friday 8:00 am to 4:00 pm. An emergency phone line is monitored after hours. The aim is to work with your franchise owner and resolve the issue within 24 hours.
Accounts are billed monthly, and the janitorial schedule you agreed repeats until the walkthrough conversation says it should be different.
OctoClean franchise owners carry general liability, workers' compensation, commercial motor vehicle liability and a $25,000 janitorial bond.
Loma Linda, in two different buildings
The same system in a clinic and on a campus
OctoClean has supported 27 Loma Linda University Health facilities since 2016 with Day porter and janitorial service, specialty floor and carpet care, and an email group communication system. Loma Linda Academy, a 200,000 square foot campus with more than 1,200 students, has had daily janitorial and summer cleaning programs from OctoClean for over 12 years.
